Swap the entry hall for the room your buyers care about most, whether that is an open kitchen, a sunroom or a finished basement, and rewrite the spoken line around what you would point out to a client standing beside you. Run three or four versions with different first lines and treat them as a hook test before you pick one to put budget behind.
